Landlords urged to protect property from cold weather

3rd February 2012 - The cold weather and icy conditions are set to worsen this weekend, and landlords are being urged to think about protecting their properties from the freezing conditions.

During the period of snowy weather and sub-zero temperatures last winter, insurance claims for damage caused by weather-related flooding went up by almost 50%.

“Last year’s extreme cold resulted in a spate of claims due to frozen pipes bursting,” said Steve Barnes, Broking Manager of NLA Property Insurance.

“Landlords should ensure their properties are properly protected during winter. It is vital landlords have the correct and up-to-date insurance in case the unthinkable happens,” added Barnes.

For other insurance companies, escape of water claims went up a lot more than 50% during the cold winter last year.

“During the cold snap just over a year ago, escape of water claims rose by a staggering 900%,” said Eddie Hooker, CEO of Total Landlord Insurance.

“While the weather cannot be prevented, precautionary measures can be taken by landlords and tenants to minimise the risk and, should the worst happen, limit the resultant damage.”

Things like burst water pipes can cause thousands of pounds worth of damage if the flooding is severe, so landlords are being urged to take precautionary measures ahead of the expected drop in temperature.

“It is worth checking that all pipes and tanks in the loft are adequately insulated and that overflow pipes are connected and not blocked, especially if you have taken on new tenants in the last year that may have used the loft space and unwittingly moved or dislodged something,” added Mr Hooker.

Landlords should also check that gutters and downpipes are free from cracks and are secured properly, as snow and ice can add excessive weight, resulting in damage.

To ensure that landlords are covered in the event of damage caused by the cold weather, they should take out landlords insurance.
